Lettings Service Only (including rent collection)

Long Let (6 months of more) 10% plus VAT

Lettings and Management Service

Long Let (6 months or more) 16% plus VAT
Short Let (Less than 6 months) 24% plus VAT

Lettings Renewals Service

Long Let (6 months or more) 8% plus VAT

Lettings Service Only includes:

  • Comprehensive marketing and advertising
  • Accompanied viewings
  • Finding a tenant
  • Obtaining references
  • Collection of rent
  • Administering and holding the deposit which will be held by the Deposit Protection Service (DPS)

Lettings and Management Service includes:

  • Comprehensive marketing and advertising
  • Accompanied viewings
  • Finding a tenant
  • Obtaining references
  • Collection of rent
  • Administering and holding the deposit which will be held by the Deposit Protection Service (DPS)
  • Transferring of utilities
  • Ensuring the landlord complies with statutory obligations including arranging a Gas Safety certificate
  • Pursuing of non-payment of rent and providing advice to the landlord
  • Two property visits per annum and notifying the landlord of the outcome
  • Arranging routine repairs and instructing approved contractors
  • Keyholding service
  • Managing the check-out process
  • 24hour emergency line

Lettings Renewal Service includes:

  • Reassessment of the current rent in accordance with current market conditions
  • Negotiation of renewal
  • Renewal administration including issuing a Memorandum of Renewal
  • Continuation of rent collection and arrears management
  • Continuation of administering and holding the deposit which will be held by the Deposit Protection Service (DPS)

Other Charges

Inventory: The landlord is responsible for the cost of the Inventory and Schedule of Condition at the start of the tenancy. Wellbelove Quested can arrange for an independent Inventory clerk to prepare this for the property. The cost will vary depending on size and furnishings but approximately £250.
Arranging a Gas Safety Certificate: £150 (inc VAT)
Arranging an Electrical Safety Check £150 (inc VAT)
Arranging an Energy Performance Certificate £90 (inc VAT)
Court Attendance £150 (inc VAT) per hour
Overseas Landlords not holding an HMRC Exemption Certificate £60 payable per quarter for submitting quarterly tax returns to HMRC
