Wellbelove Quested Landlords Fees 2018

Lettings Service Only 10.2% including VAT

I.e. if the annual rental income is £10,000, our fee would be £1200 inc VAT

 

Lettings and Rent Collection 14.4% including VAT

I.e. if the annual rental income is £10,000, our fee would be £1440 inc VAT

 

Full Management 19.2% including VAT

I.e. if the annual rental income is £10,000, our fee would be £1920 inc. VAT

 

Short Let (6 months or less) 28.8% including VAT

I.e. if the annual rent was £10,000, our fee would be £2880 inc VAT

 

Let Only Service includes:

  • Comprehensive marketing and advertising
  • Accompanied viewings
  • Finding a tenant
  • Obtaining references using The Lettings Hub
  • Collection of first months’ rent and deduction of our fee
  • Deposit Administration including transferring the deposit to the Deposit Protection Service (DPS)

Let and Rent Collection Service Includes:

  • Comprehensive marketing and advertising
  • Accompanied viewings
  • Finding a tenant
  • Obtaining references using The Lettings Hub
  • Collection of first months’ rent and deduction of our fee
  • Deposit Administration including transferring the deposit to the Deposit Protection Service (DPS)
  • Rent collection and Transfer of rent to you

Lettings and Management Service Includes:

  • Comprehensive marketing and advertising
  • Accompanied viewings
  • Finding a tenant
  • Obtaining references using The Lettings Hub
  • Collection of first months’ rent and deduction of our fee
  • Deposit Administration including transferring the deposit to the Deposit Protection Service (DPS)
  • Transferring of utilities (this differs from company to company depending on Data protection rules)
  • Arranging the annual landlords gas safety certificate
  • Pursuing of non-payment of rent and providing advice to the landlord
  • Two property visits per annum and notifying the landlord of the outcome
  • Arranging routine repairs and instructing approved contractors
  • Key holding service
  • Managing the check-out process
  • Managing the deposit process at the end of the tenancy
  • 24hour emergency line
  • Wellbelove Quested will not holding submit quarterly tax returns to HMRC on behalf of overseas landlords

Other fees:

  • Wellbelove quested charge a 10% fee for overseeing works over £3000 i.e. If works are £3500 + vat our fee is £420 inc VAT.
  • Wellbelove Quested charge a £180 inc VAT fee for the preparation of the Assured Shorthold Tenancy agreement.
