Negotiating your way though the legal minefield of selling a property can be daunting but with our wealth of knowledge and experience, Wellbelove Quested can guide you every step of the way.

The first step to selling is finding out how much your home is worth. A number of variables are taken into consideration such as whether the property is freehold or leasehold and how long the lease is, the condition of the property and the location. We would look at various comparables and draw on our detailed local knowledge to arrive at a fair selling price.

Although the market is self-levelling, putting your property on the market at a realistic selling price is crucial. If the price is too high, the marketing campaign will fail and the property may be seen as tarnished when it is re-offered at a reduced amount. Too low and we wouldn’t be achieving the best price for you.

The next step is to plan a marketing strategy. There are two options, one is to have full coverage on our website, Primelocation.com, Zoopla.com and advertisements in carefully selected property magazines whilst the other is selling your property off-market. This means effectively we go under cover, offering the property to selected high net worth individuals and investors on the Wellbelove Quested database. It is a truly personal decision with both approaches having their merits on which we will be happy to advise.

Marketing materials are then prepared which include a full colour brochure with floor plans, photographs and a description. The details will be prepared for presentation on the web, a window card printed so it can be displayed in our office and, despite the dominance of online marketing, a high quality glossy printed brochure. Unlike many other estate agents, we absorb the full cost of the marketing materials including paying for the mandatory Energy Performance Certificate (EPC) which you are required to have by law before marketing commences.

At this point the other professionals such as a solicitor or conveyancer should be instructed so they are ready to spring into action when the sale is made.

Wellbelove Quested are astute at dealing with homes of high caliber and take viewings incredibly seriously. We record every person who walks through your front door to deter the time wasters and a member of our team will accompany them, both for security and to ensure that all the viewers' questions are answered with authority.

A report of all viewings will be sent to the vendor in writing as soon as possible, and any offers will be transmitted both verbally and in writing within 24 hours of receipt. The vendor will be kept informed of every development as communication is key to a smooth transaction.
